Sound like your CIS situation?

Most CIS subcontractors we onboard arrive with the same handful of problems. We sort them in one engagement.

📂

"My CIS deduction statements are everywhere"

Some contractors send monthly slips, some quarterly, some only at year-end, some never. You've got bits in WhatsApp, bits in the van, bits in old emails. We chase whoever's missing and pull deductions direct from HMRC where needed.

💸

"I think I'm owed a refund but I don't know how much"

20% (or 30%) deducted at source from your gross — without expenses applied. The actual tax you owe is calculated on profit, not turnover. Most CIS subbies are due £1,200-£3,500 back. We file early so the refund hits your account within 2-4 weeks.

🏠

"My broker keeps asking for SA302"

Mortgage lenders want certified SA302 + Tax Year Overview to verify self-employed income. We produce both inside 24 hours of filing, certified by chartered accountant, in the format every UK lender accepts. Free for our CIS clients.

"I left it too late last year and got fined"

£100 automatic penalty for late filing. We work with subcontractors throughout the spring and summer to file early — refund earlier, no penalty risk, and breathing room before the January cliff edge.

🔍

"I'm not sure I'm claiming everything I should"

Tools, vehicle costs, mileage, PPE, training, public liability, work clothing, phone, materials, sometimes home office — we prompt for everything claimable. Most subbies miss £500-£1,500 of allowable expenses doing it themselves.

🏢

"Should I be a Limited Company by now?"

If your net profit is consistently above £40-50K, a limited company structure usually saves tax. We model your specific numbers in our £395 Tax Planning Workshop and handle the conversion if it's the right call — no pressure either way.

What we actually do

Your CIS Self Assessment, handled end-to-end.

No back-and-forth, no chasing, no surprise charges. One fixed fee, one accountant, one number to call.

The LOYALS CIS Self Assessment service

You're a subcontractor working under the Construction Industry Scheme. Each contractor you've worked for has deducted 20% (or 30% if you're not CIS-verified) from your gross earnings before paying you. That deduction is calculated on your turnover — but the tax you actually owe is based on your profit, after allowable business expenses. The gap between the two is usually a refund. Every year. For most CIS subcontractors in London, that gap sits between £1,200 and £3,500.

Our job is to capture every deduction, claim every allowable expense, file your Self Assessment correctly with HMRC, and chase the refund into your account. We also handle anything connected to your tax position — mortgage paperwork, MTD readiness for April 2026, limited company conversion when the numbers stack up. You don't pay extra for any of it. Fixed £350 per year, no add-ons.

Transparent pricing

Two ways to file with us. Same standard.

From April 2026, MTD for Income Tax becomes mandatory for self-employed CIS subcontractors with income above £50,000. Below the threshold, annual filing continues as normal.

Why CIS subcontractors choose LOYALS

Three reasons we're not just another accountant.

CIS is its own world. Most generalist accountants charge £400-£600 to file a return they don't really understand. We file hundreds every year.

🏗️

CIS is our specialism

Construction industry tradespeople — bricklayers, plasterers, carpenters, electricians, plumbers, groundworkers, decorators, scaffolders, roofers — make up the largest single segment of our client base. We know your trade-specific expenses, your contractor types, your invoicing rhythms.

🕐

Mon-Sat extended hours

You work site hours. We're open Monday to Saturday 10am to 7pm so you don't have to take time off to deal with your tax. WhatsApp us on the way home from a job, get a same-day callback if needed.

💷

Fixed £350, no surprises

Most accountants quote a base fee then add for SA302, accountant references, mortgage broker liaison, and "complexity surcharges". Our £350 is genuinely all-inclusive — and the inclusion list is on this page. You don't get a bigger bill at year-end.

⚡ 2025/26 changes affecting CIS subcontractors

Three things that have shifted how CIS gets taxed.

If your information about CIS comes from before April 2024, the rules have moved on. Some changes save you money, some create new compliance work — all of them affect your refund and your forward planning.

📉

Class 4 NIC reduced

9%6%

Class 4 National Insurance for self-employed (including CIS) cut from 9% to 6% from April 2024. Saves a typical CIS subcontractor on £35K profit roughly £675 per year. Many subbies are still using accountants applying the old rate — check your last return.

🚫

Class 2 NIC abolished

£3.45/wk£0

Class 2 NIC abolished as a paid contribution from April 2024. Self-employed earnings now build NI credits automatically without the £179.40/year charge — saves another small chunk and removes an admin step.

📱

MTD for Income Tax

Annual SAQuarterly digital

From April 2026, sole traders (including CIS subcontractors) with income above £50,000 must keep digital records and submit quarterly to HMRC. Threshold drops to £30,000 from April 2027. Need MTD-compatible software and quarterly filing rhythm. We handle it for £150/quarter.

CIS Self Assessment questions

Frequently asked questions.

Updated for 2025/26 tax year. If your question isn't here, message us on WhatsApp or book a free 15-minute call.

How much does CIS Self Assessment cost with LOYALS?+
Fixed £350 per tax year for our standard CIS Self Assessment service. This includes filing your Self Assessment with all CIS deductions reconciled, claiming every allowable expense, producing your SA302 and Tax Year Overview free of charge, and chasing your refund through HMRC. There are no hidden fees, no per-document charges, and no surprise add-ons. Multi-year filings (catching up on previous years) are discounted at £250 per additional year.
Why do CIS subcontractors usually get tax refunds?+
Because contractors deduct CIS tax at 20% (or 30% if you're not registered) from your gross earnings before paying you — but that 20% is calculated on your turnover, not your profit. After we deduct your allowable business expenses (tools, vehicle costs, mileage, PPE, training, work clothing, public liability insurance, accountant fees, phone bills, sometimes home office) your actual taxable profit is far lower. The CIS already deducted often exceeds your real tax liability, so HMRC owes you a refund. Average refund for our CIS clients is between £1,200 and £3,500.
What documents do I need for my CIS Self Assessment?+
Five things: (1) Your CIS deduction statements from each contractor for the tax year (some contractors send monthly, some quarterly, some annually — we chase them if needed). (2) Bank statements covering the tax year for any business account. (3) Receipts or a list of business expenses (we provide a simple expense template). (4) Mileage log if you drive to sites. (5) Your UTR (Unique Taxpayer Reference) and National Insurance number. If you've lost CIS statements, we can usually retrieve the deductions directly from HMRC's records.
What expenses can a CIS subcontractor claim?+
All expenses incurred wholly and exclusively for your trade. Common claims include: tools and equipment (plus capital allowances on larger purchases), van or car running costs (or 45p/mile flat rate for the first 10,000 miles), public liability insurance, work clothing and PPE, training and trade qualifications, phone and data costs proportionate to business use, accountant fees, materials you've paid for and not been reimbursed, sometimes a proportion of home costs if you keep records and quote at home. We review your year and prompt for everything claimable — most subcontractors miss at least £500-£1,500 of allowable expenses doing it themselves.
How long does it take to get my CIS refund?+
From the moment we file your Self Assessment, HMRC typically processes refunds within 2-4 weeks during normal periods, sometimes 6-8 weeks during peak (January and February). We file electronically with bank details so the refund goes straight to your account — no waiting for cheques. If your refund is delayed beyond the normal window we chase HMRC directly on your behalf. Refunds for the previous tax year (April-April) can be filed from 6 April onwards — earlier filings get earlier refunds.
What happens if I miss the CIS Self Assessment filing deadline?+
The 31 January deadline is hard. Late filing triggers an automatic £100 penalty even if you owe no tax (or are due a refund). After 3 months, daily £10 penalties apply (capped at £900). After 6 months, an additional £300 or 5% of tax due (whichever is higher). After 12 months, another £300 or 5%. Late payment of any tax owed adds 5% surcharges plus interest. We file most CIS Self Assessments throughout the spring and summer — submitting early gets you your refund earlier and removes any penalty risk.
Should I switch from CIS sole trader to a Limited Company?+
Usually worth modelling once your net profit (turnover minus allowable expenses) consistently exceeds around £40,000-£50,000. Limited company structure can reduce overall tax through salary/dividend split, retain profit in the company at 19-25% Corporation Tax rather than 40%+ personal tax, and reduce employer/employee NIC. Trade-offs include extra paperwork, public Companies House accounts, and harder mortgage applications until 2 years of company accounts are filed. We model your specific situation in our £395 Tax Planning Workshop and handle the conversion if it's the right call. See our Limited Company Formation service.
How does my CIS Self Assessment affect a mortgage application?+
Mortgage lenders use net profit on your Self Assessment (turnover minus expenses), averaged over the last 2-3 years, to calculate borrowing capacity. The 20% CIS deduction is irrelevant to lenders — they only look at declared profit. This means how we file matters: aggressive expense claims save tax now but reduce mortgage capacity for the next 2 years. We model both before filing if you have a remortgage or purchase coming. We also produce certified SA302 + Tax Year Overview free for our CIS clients — these are the documents your mortgage broker will request. See our free Mortgage Calculator for indicative borrowing on your CIS profit.
Does Making Tax Digital for Income Tax apply to CIS subcontractors?+
Yes — from 6 April 2026, sole trader and self-employed CIS subcontractors with qualifying income above £50,000 must keep digital records and submit quarterly digital updates to HMRC under MTD for Income Tax. From 6 April 2027 the threshold drops to £30,000. Annual Self Assessment is replaced by 4 quarterly submissions plus a final declaration. We handle MTD compliance for £150 + VAT per quarter (£600/year inclusive) — software setup, quarterly filings, and final declaration all included. Subcontractors below the threshold continue with annual Self Assessment as normal.
How does LOYALS' CIS Self Assessment service work?+
Four steps. (1) Sign our online engagement letter (takes 5 minutes) — fixed fee £350 confirmed upfront. (2) Send us your CIS deduction statements, bank statements and expense records via WhatsApp, email, or our secure client portal — or come in for a sit-down review at our King's Cross office. (3) We file your Self Assessment within 4 working days of receiving documents, claiming every allowable expense and reconciling all CIS deductions. (4) Refund hits your bank account 2-4 weeks later, plus we send you certified SA302 + Tax Year Overview if you need them for mortgages. WhatsApp 07450 258 975 to start, Mon-Sat 10am-7pm.
